We live here and sell here. Every agent on our team is a Solivita resident — which means we know the floor plans, the market, the amenities, and the community from the inside out.
Charlie and Susan moved to Florida in 2005. They were both involved in real estate in the Washington, DC area as landlords of multiple condos, which led to their decision to become Florida Realtors. Charlie retired from the U.S. Army as a Colonel with 28 years of service. Susan was an Army Captain for 7 years. After leaving the Army, Susan became a psychotherapist for many years at several locations around the world. They are the proud parents of three children and five grandchildren.
Charlie worked with Pioneer Realty in 2006 and joined Susan at Borchini Realty in 2007, obtaining his Broker's license in 2015. Susan started at Century 21 Premium Properties in 2005, then obtained her broker's license and started Borchini Realty in 2007. They concentrate their efforts entirely in Solivita — living in the community and knowing it inside and out. Both are actively involved in pickleball, softball, and the Veteran's Club of Solivita.
Their philosophy is simple: no pressure. The client always decides what is best for them. Whether you're buying or selling, Charlie and Susan are with you every step of the way — and even if you decide not to, they're still happy to help.

Valerie was born and raised on Long Island, NY, where she spent 28 years building a distinguished career in the insurance industry. As an injury-claim negotiator handling complex casualty claims, she developed a reputation for careful listening, genuine empathy, and consistently delivering the best outcomes for her clients. She currently serves as a Special Investigator focused on fraud for a major insurance carrier — a role that demands precision, persistence, and sound judgment.
Valerie had been vacationing in Central Florida for years when she met Susan and Charlie in 2005. With their guidance, she purchased a home in Crescent Lakes in 2008 and went on to operate a highly rated vacation rental for six years — built on a simple philosophy: the customer always comes first. That commitment, paired with her responsiveness and sharp eye for detail, earned her five-star reviews and a loyal clientele.
After her children were grown, Valerie made the “dream move” to Florida full time. In 2015, she launched her real estate career and, after a brief tenure with Watson Realty, became Susan and Charlie’s first Realtor that same year. Since settling in Solivita as a resident in 2017, she has specialized exclusively in the community she calls home. With her background in negotiation and her unwavering focus on the client experience, Valerie is committed to listening to your goals, anticipating your needs, and doing whatever it takes to make your dream of living in Solivita a reality.
Heather spent over 30 years serving the United States Navy in a variety of roles spanning contracts, budgets, and executive leadership — retiring in 2018 as Chief of Staff to the Director of Planning and Resourcing. Known throughout her career for meticulous attention to detail, exceptional customer service, and a genuine love of working with people, she brought those same qualities with her when she and her husband made the move to their dream home in Solivita.
Born and raised in Northern Virginia, Heather has seamlessly woven herself into the fabric of the Solivita community. Since arriving, she has volunteered with a local hospice organization, served as a neighborhood captain, and taken on the role of treasurer for the Butterfly Club.
It was Charlie and Susan Borchini who first saw her potential in real estate — impressed by the way she stepped in to help coordinate the sale of a neighbor’s property. She took their advice to heart, and hasn’t looked back. Today, Heather’s goal is straightforward: to provide every client with honest, thorough, and professional service — and to make sure they find not just a house, but the right home.
Cherie was born and raised in Miami, Florida, where her parents immigrated from Brazil. She is married to her husband, a Cuban native and retired police officer, and is the proud mother of three children and a grandmother. Fluent in Spanish and Portuguese, she has a natural ability to connect with clients from a wide range of backgrounds. Outside of work, she has a deep love for antiques, art, and animals.
Since moving to Solivita, Cherie has embraced everything the community has to offer — pickleball, softball, mahjong, canasta, and much more. As the saying goes around here: you can be as busy as you want to be, and there’s a club for almost every interest.
Cherie brings exceptional depth to her real estate practice. She owned and operated her own Real Estate Appraisal Company for over 25 years and ran a Real Estate Brokerage in the Miami area before relocating to Solivita. That combination of appraisal expertise and brokerage experience gives her clients a rare advantage — a Realtor who understands value from every angle. For Cherie, living and working in Solivita has been a true blessing, and she would love nothing more than to show you around the community and help you find your place in it.
Sheila is a Connecticut native and seasoned Realtor with over 40 years of experience in the industry. She launched her career in CT, where she earned her Broker’s license and a range of professional designations. She is married to Walt and is the proud mother of three children.
The decision to become Florida residents came gradually — beginning with the purchase of a vacation home in the award-winning community of Solivita. It didn’t take long to see why. Central Florida’s natural beauty, year-round sunshine, rich cultural offerings, world-class theme parks, excellent medical facilities, and easy access to both the Atlantic and Gulf coasts made establishing full-time residency an easy choice. Solivita itself, with its endless clubs, activities, and warm sense of community, only confirmed what they already suspected: neighbors with fascinating backgrounds and talents from every corner of the world have a way of turning an ordinary day into “just another day in Paradise.”
Real estate has changed dramatically over the decades, but the fundamentals that matter most have not. The ability to truly listen, understand what clients need, and guide them expertly through every step of a purchase or sale — those are the qualities Sheila has built her career on, and the ones she brings to every transaction today.
Whether you're buying, selling, or just exploring, one of our agents — all Solivita residents — is ready to help. Reach out and we'll connect you with the right person.
